SpyBiotech were considering the lease of 3,700 sq. ft. of office accommodation for conversion into their new research facility at the Oxford Business Park.
Bulb Interiors were introduced in order to advise on the building’s suitability and were subsequently commissioned to design & install the entire facility. Works comprised the fit-out of CL2 labs including general laboratories, tissue culture rooms, a cold room, a utility room and associated office space.
The key challenge for the project was the creation of a compliant laboratory within tight budget constraints.

Achieving a Successful Outcome:
After gaining a clear understanding of the workflow, current & future needs for personnel and equipment, a layout was created and optimized. The office and lab areas were segregated to help minimize ventilation and air conditioning expenditure. Two separate entrances helped to ensure that hazardous materials would not be transported through office areas, increasing the efficiency and users’ safety. The use of natural lighting and perimeter glazing was maximized to the benefit of all working areas.
We worked closely with SpyBiotech at an early stage to assist with the building approval process, landlord and tenant interactions and to resolve technical building issues (Fit-out & Lease Process Relationship).
SpyBiotech conducts cutting-edge biotechnology research. To ensure an adequate power supply for their current/future needs, we undertook a detailed Power Assessment and Load testing to provide much-needed peace of mind for our client.
Bulb tendered the work packages to sub-contractors and provided alternative solutions -wherever possible – to assist the client achieve the cost certainty within the target budget. Some key installations included customised laboratory benches with extensive shelving, localised fume extraction, specialist drainage, provision of water purification systems and a security entry system.
